This house can be build on your ideal building plot of land or on building plot which chosen from you at our
concludes a pre-contract with the interested party under the following conditions:
Earnest Money - EUR 15 000
Choose a house by the EQUATOR catalogue or instruct our architect of the type and the functional distribution of the building.
As an Assignor you have the opportunity to participate throughout the designing process.
As soon as the construction designs are ready we calculate the final price of the building according to the following prices:
Price of spread built-up surface of the building - from EUR 550 to 750 per sq. m. according to the stage of completion and the price of used materials.
Term of construction - 4 months after obtaining a construction permit.
Reinforced concrete structure of the building with external and internal masonry of ITONG or bricks.
Facade and roof: façade with 5 cm thick EPS-F thermal insulation or a material with similar insulating properties for the floors and 3 cm thick EPS-F thermal insulation for the outer walls of the basement, designed as by the architect's instructions with polymer coat and a plinth of up to 60 cm from Bulgarian stone or mineral coat, decorative parapets of lacquered steel profile on the balconies.
Roof - roof-tiles or bitumen hydro-insulation, casing, spouts and gutters from galvanized sheet iron or PVC. Flooring of terraces and the entrance landing of cold-resistant raw granite according to Assignor's choice at a price of up to EUR 11 per sq. m.
Facade carpentry: German PVC profile carpentry with glass package and fittings letting 1/3 opening. Entrance gate of the building - armored with a smooth veneer, garage gate - in metal. Delivery and assembly of blinds and mosquito screens, float glass package and the garage gate automatic device - at additional payment by the Assignor.
Entrance-hall, sitting/dining room, kitchen - tile flooring at a price of up to EUR 11 per sq. m., bedrooms - laminate flooring, walls and ceilings - plaster ground coat, latex paint, internal doors - veneered and with fittings
Internal staircase - terracotta flooring at a price of up to EUR 11 per sq. m. without a decorative parapet.
Bathrooms and toilets on the floors and in the basement: floor and walls - tiles at a price of up to EUR 11 per sq. m., ceilings - plaster
Terraces, outdoor stairs and grounds - cold-resistant raw granite pavement with decorative metal parapets of steel profile and painted with auto-enamel varnish.
All premises in the basement: floor - cement putty, walls - plaster, doors - not painted.
Garage: floor - smooth cement putty, walls - plaster.
Heating and ventilation installation: imported aluminum radiators with polythene pipes with aluminum insert for horizontal and vertical communications, ensured heating of the building with a Bulgarian electrical steam-boiler and a boiler for domestic use, a chimney for fumes in case of gas heating
WC installations: completely as by the design. Water-conduit - tap with polypropylene pipes of size as by the design -vertical branches of Ć 32, horizontal forking of Ć 25, canal forking - until the spot of installation of a device of PVC pipes.
Electrical installation: completely made by design, 3-core cable, 1st quality Bulgarian fittings mounted, customized aerial installation. All weak-current cables - TV, intercom, PC, security guard, phone shall be in a corrugated hose. Custom-made security guard cabling, delivery and installation of security guard gauges - at additional payment by the Assignor.
External supply of the building: in compliance with the Regulations for state acceptance and use of construction sites in the Republic of Bulgaria. Phone supply for 1 direct phone post without outdoor cabling and phone number.
The yard is committed in the following state at additional payment by the Assignor:
Yard: well-formed vertically planned design, walks with tile pavement; tile pavement in front of the garage, planting areas covered with garden-soil, fenced with open-work metal or brick fence, metal open-work fence for pedestrians and a metal open-work double-gate in front of the approach to the garage.
